With our Limited Service GOLD MLS listing package we will immediately forward any offer received to the seller. We will review the offer and go over the terms of the offer with the seller and give advise if needed. Once the seller decides how they want to respond to the offer, they email us their response (rejection or counter offer) and we will forward that response to the buyers agent. All negotiations will go back and forth via email with the buyers agent until both the buyer and the seller have reached an agreement on all the terms on the contract. Once all negotiations have been completed and both parties have agreed to the terms in the contract, the byer's agent will rewrite a new contract with all the agreed upon term and send it to the seller to sign the acceptance. The seller will then print out the entire sales contract (offer) and sign the acceptance. With this plan the seller MUST have a printer that has scan capability so they can print out the of offer, scan in the offer in a PDF file format after signing and email it back to the buyer's agent and CC me. If the seller DOES NOT have a printer or scan capability, they need to select our Platinum MLS listing plan that includes the electronic signing program.
With this package the seller will owe the buyers agent a commission of 2.5% -3% (whichever the seller chose when listing), plus $500 to Mink Realty at closing. The seller is responsible for holding their own open house. If the seller finds a buyer that does not have an agent, NO COMMISSION IS DUE to a buyer's agent. If needed, Mink Realty can write up the offer for the seller, as long as all the terms have been agreed upon ahead of time for an additional flat fee of $500. If the seller would like to have full representation and have assistance with negotiations between the buyer and seller, write up the offer on agreed terms, assist with home inspections, repair requests, and assistant with the title company for closing ,we can do that for a flat fee of $1,500.
