With our SILVER Limited Service MLS Listing Plan we provide you with a MLS listing on the local REALTOR® MLS and all the other national real estate websites. We also provide the seller with our yard sign. The seller must pick up the sign from our office or pay a delivery and installation fee of $50. The seller must agree to return our sign and lock box once the home has sold. The seller may also choose to have the sign shipped to for a fee of $20.00, however that does not include the frame. A frame that holds a 18x24 sign can be purchased at Home Depot for around $16.00. The silver package basically is for advertisement only. It does not include assistance with offers, contingencies, negotiating on your behalf, advice or any assistance with the home inspection or repair request. The seller is basically ON YOUR OWN once the MLS listing goes LIVE. If the silver package is chosen and then the seller decides once an offer is received that they would like our assistance, the seller can upgrade to Realtor Assistance for a fee of $1,000 paid online and zero at closing.
Once we receive an offer we will immediately forward the offer to the seller via email. We will also send a seller agency form that must signed and returned prior to the start of negotiations. The seller will negotiate directly with the buyers agent.
We are required by your local MLS to mark the home PENDING within 24 hours of an accepted contract. The seller will need to work with the Buyers agent and the title company for the closing. The seller must agree to send us a copy of the closing statement within 24 hours after closing. If the seller is not comfortable handling all the aspects of the real estate transaction such as understanding the offer, contingencies, first right of refusal and how these work and all other aspects of the purchase contract, I would suggest choosing our Gold or Platinum Plans. However if the SILVER plan is chosen and then later realize you do need our assistance, you can upgrade to Realtor Assistance at anytime.
With the Silver package the seller will owe the buyers agent a commission of 2.5% -3% (whichever the seller chose) and pay ZERO to Mink Realty at closing. However ,the seller is responsible for showing your home to buyers that do not have an agent. If there is no other agent involved, you will owe ZERO commission at closing. For an additional fee, Mink Realty can write up the offer as long as all the terms have been agreed upon ahead of time for a flat fee of $500. If the seller would like full representation and have Mink Realty assist with negotiations between the buyer and seller, write up the offer on agreed terms, assist with home inspections, and repair requests and get you to the closing table for a flat fee of $1,500.
