Decide which listing package best suits your needs then follow the instructions to complete the setup process. Remember the Silver Listing Package is MLS internet advertising only for Land/Lot. It does not include a Mink Realty yard sign, the Showing-Time Scheduling system, the feedback system and it only allows 6 photos.
Once I have received your payment, photos, the MLS input and the signed listing contract and seller disclosure forms, your home will be listed on the MLS within 24 hours. I will email you a copy of the MLS listing for verification. Just let me know any changes that you would like made. If there are no changes required, please respond to that email that you APPROVE.
Once your listing goes live, I will email you a Showing-Time link so you can download the SHOWINGTIME APP. This app allows you accept a showing request, view previous showings, and cancel showings from your phone. The app will also contain feedback if any was given by the showing agent.
Agents that have buyers that want to schedule a showing on your home will go through the MLS system into Showing-Time to schedule the day and time Online. Showing-Time with then text or email you the date and time of their showing request. This eliminates the worry of missing phone calls from an agent. You will then confirm or reject the showing appointment. No showings will be completed without the seller’s approval. Once you have confirmed a showing request, the agent will be sent the lock box code so they can enter your property. If you get a call from an agent wanting to show your home, please direct them to use showing time to schedule their showing. That way you can keep track of all agents that show your home.
Buyers that do not have an agent will contact the seller directly to schedule a showing. The seller will be required to show their own home to that potential buyer. If a buyer finds your home on the internet and calls Mink Realty, the call will be forwarded to you to make arrangements to show that buyer your home.
This option will provide you with valuable feedback from each showing. Once your home has been shown, a survey is emailed to that agent. The agent then completes the survey, and the results are emailed back to the seller and Mink Realty. It can sometimes take a couple days before the showing agent will provide feedback.
Agents will send upload their offers www.minkoffers.com. Then the offer will automatically be sent to both my (your broker) AND the seller at the same time. This eliminates the waiting time for the seller to receive the offer being forwarded from me. Once the offer is received, the seller MUST send me a signed seller agency form if the property is located in Kentucky. This form will also be included in the email offer. I am required by Ky state law to receive a separate signed seller agency form for EACH offer received. Once I receive the seller agency form signed, the seller is free to negotiate directly with the buyer’s agent. I am not involved in the negotiations with the Silver or Gold MLS listing package. Once an agreement has been reached between the buyer and seller, a copy of the executed purchase contract must be sent to me within 24 hours of the acceptance. Your property will be marked pending in the MLS. This is an MLS rule. If you chose the Platinum MLS listing package, I review the offer and assist with negotiations. The seller will either accept, reject or make counteroffer. All related correspondence during the offer/counteroffer will be handled via email going back and forth with the buyer’s agent and Mink Realty. Once the buyer and seller have agreed on the terms of the sales contract, the buyer’s agent will write up a new contract and send it to us for the seller to sign. In Kentucky if you are married, both parties MUST sign all contracts and addendums. It’s a state law.
A home inspection is usually ordered by the Buyer within 14 days after an offer has been accepted. Once complete, taking into consideration the inspection findings, the Buyer’s Agent will send a “Repair Request” of items the Buyer requests to have repaired prior to closing, which will be forwarded to Seller for response. At that point the seller can either agree to make repairs or counter with what they agree to repair, if anything. Keep in mind, this all a part of the negotiations. The Buyer can “walk away” from a contract if they choose to do so up until both parties have agreed to the repair request list. Once that agreement has been signed by both parties, neither the Buyer nor the Seller can legally back out of the contract.
The closing usually takes place anywhere from 30-60 days from the contract date.
